Message From The Inspector
Buyers hire a home inspector to find problems. I would like to think that I do much more than that. Sure, it's important to bring about the attention of deficiencies that will cost the buyer money, but I like knowing that it is my job to acclimate my client to their new home. They need to know everything there is to know about that house before the due diligence period in the contract has expired. Yes, there are always issues that can pop up in the future. Knowing that you have hired a home inspector that will try to dig up every skeleton, as well as inform you about areas that will require maintenance to avoid costly future repairs, should bring you peace of mind.
I perform only one inspection per day. Some other home inspection companies require their employees to perform a minimum of three inspections per day. I don't believe that can be done without making huge sacrifices like shortening up the inspection and report, not taking as many pictures, not giving so much advice or recommendations, or not adding links under the pictures to help the buyer find the things that are recommended in the pictures. Sure, I wish I could perform more than one inspection per day, but even if they were next door to each other, I couldn't complete both reports on deadline. Another inspector reading this might laugh and assume that I don't manage my time wisely, but if you are putting in the time on the inspection and report on the first home, there is no time for a second inspection unless you DO cut corners or provide the typical cookie-cutter report (one size never fits all). It is not my intention to turn my reports into a novel or thesis, just include many details that other inspectors may overlook or omit. If you want a very detailed report that has useful advice and recommendations that actually pertain to YOUR potential home, like pictures that show the item was actually inspected (unlike other inspection reports that come filled with tons of narratives and generic illustrations), ask to see mine and compare!

Condition of Roof / Attic: Typical roof defects include nail pops, ladder gouges, loose or damaged shingles, lifted pipe flashing, torn or split neoprene boot collars, loose, missing or improperly installed flashing. Typical attic defects include missing collar ties, sagging purlin supports, intentional cutting of engineered roof trusses, crushed, uneven or missing insulation, fallen insulation baffle panels, water-stained roof sheathing, missing plywood clips, lack of vents, rodent infestation.
- Plumbing System: We examine the water drainage and supply systems, water heater age and condition, fuel storage systems, drainage and sump pumps.
- Electrical System: We examine the condition of service entrance wires, service panels, sub-panels, breakers and fuses, disconnects, receptacles/outlets AFCI/GFCI's. Some newer homes can actually have more deficiencies than older homes.
- HVAC Cooling and Heating Systems: Your furnace/s or heat pump/s will receive a complete evaluation to determine condition. This includes filters, refrigerant pipe insulation condition, removal of furnace covers to examine burners, removal of air handler's filter cover to evaluate the condition of evapotator coil fins, temperature differential testing, checking for damaged or disconnected ducts, substandard condensation piping or pump, vents, chimneys, whole-house fans
- Interiors: walls, floors, ceilings, doors, windows, trim, steps, stairways, railings, countertops, cabinets
- Exterior: Walls / Foundation / Structure: sidewalks, driveways, steps, porches, decks, balconies, windows, doors, siding, and trim.
- Exterior Landscape / Drainage: The entire homesite is evaluated to determine how water runoff might affect the lot and structure.
